5 Things I'd Never Compromise On Buying My Own Home

As a REALTOR®, I walk through a LOT of houses.

And after seeing the good, the bad, and the “who thought THAT was a good idea?” 😂…

There are certain things I personally would never compromise on if I were buying my own home.

Not countertops.

Not paint colors.

Not whether the kitchen has the perfect backsplash.

I'm talking about the things that are either really expensive—or impossible—to change later.

Here are 3 of my 5 👇

📍 1. Location

You can remodel almost anything about a house.

You can't pick it up and move it.

I'd rather buy a slightly less impressive house in the right location than the perfect house somewhere I don't actually want to live.

I'd be thinking about:

👉 My daily commute

👉 What's around me

👉 The neighborhood itself

👉 Future resale

Because eventually, even your "forever home" may need to be sold.

🏠 2. A Floor Plan That Actually Works

I've seen beautiful homes with layouts that just don't make sense.

And that's something I'd be VERY careful about overlooking.

Paint is cheap.

Moving walls isn't.

I'd want the rooms, storage, bedrooms, and overall flow of the house to actually work for the way I live—not just look good during a 20-minute showing.

🔨 3. The Things You Can't See in the Listing Photos

This is where buyers can get distracted.

The house has beautiful flooring.

New countertops.

Fresh paint.

Great furniture.

But what about the expensive stuff?

Roof. HVAC. Foundation. Plumbing. Electrical. Drainage.

I'm not saying everything has to be brand new.

But I want to know what I'm buying before I fall in love with how the house looks.

And those are only 3 of my 5.

🧐 Why This Matters

Here's the mistake I'd try really hard not to make:

Buying the things that are easy to see and overlooking the things that are hard to change.

I can replace light fixtures.

I can paint cabinets.

I can eventually remodel a bathroom.

But there are certain compromises that could affect my finances, my day-to-day life, and eventually my ability to sell the home.

Those are the things I'd be paying attention to.
