Should You Wait for Mortgage Rates to Drop Before Buying a House?
Hey, it’s Tālon —
One of the biggest questions I'm getting from buyers right now is:
“Should I just wait for mortgage rates to come down before I buy?”
I get the logic.
Lower rate = lower payment.
So why not wait?
The problem is that you're not the only buyer thinking that way.
And if rates do make a meaningful move downward, the rest of the housing market doesn't just sit still.
Here are 3 things I'd be thinking about 👇
📉 1. Lower Rates Could Bring More Buyers Back
Think about how many people have been sitting on the sidelines saying:
“I'll buy when rates come down.”
What happens if they do?
Some of those buyers could jump back into the market at the exact same time.
That can mean:
👉 More competition
👉 Less negotiating leverage
👉 More pressure on desirable homes
So yes, your interest rate might be lower…
But that doesn't automatically mean the house will cost you less.
💰 2. Today's Market May Give You Leverage You Won't Have Later
This is the part I think buyers overlook.
When a home has been sitting on the market, a seller may be more willing to negotiate.
Depending on the situation, that could mean negotiating on things like:
👉 Purchase price
👉 Closing costs
👉 Repairs
👉 Seller concessions
👉 Even assistance toward a rate buydown
If buyer demand increases later, some of that negotiating power could disappear.
🏡 3. I'd Make the Decision Based on YOUR Numbers
I'm not going to tell every buyer:
“You need to buy right now!”
Because that's not true.
If the payment doesn't comfortably fit your budget…
If you don't have your finances in order…
Or if you're not planning to stay in the home long enough for buying to make sense…
Waiting may absolutely be the right move.
But if you're financially ready and the only thing stopping you is hoping you can perfectly time mortgage rates?
That's a different conversation.
🧐 Why This Matters
Nobody knows exactly where mortgage rates will be six months from now.
And even if you correctly predict the rate…
You'd also have to predict home prices, inventory, competition, and seller behavior.
That's a lot of variables to bet your home purchase on.
Instead of asking:
“When will rates finally drop?”
I'd start with:
“Can I find the right house at a payment I'm comfortable with TODAY?”
If the answer is no, don't force it.
But if the answer is yes, the conversation gets a lot more interesting.
▶️ Would I Buy Now or Wait?
That's exactly what I break down in this week's video:
Should You Wait for Mortgage Rates to Drop Before Buying a House?
I cover:
👉 What could happen if rates fall
👉 The hidden downside of waiting
👉 When waiting actually DOES make sense
👉 How I'd think about today's payment versus a future refinance
👉 And what I'd personally look at before making the decision

P.S. Don't buy a house because someone tells you rates are about to go up.
And don't spend another year renting because someone tells you rates are definitely about to fall.
Neither of them knows.
Make the decision based on the numbers you can actually control.
If you're considering buying in Northeast Arkansas and want to know what those numbers would look like for you, reply “WAIT OR BUY” and I'll help you figure it out.
