There are a LOT of opinions about buying a house right now.

TikTok has another.

Your coworker who bought a house 12 years ago definitely has one. 😂

The problem?

Some of the most common things buyers believe about real estate simply aren’t true anymore.

And believing the wrong one could keep you renting longer, cost you money, or cause you to miss a really good opportunity.

Here are a few of the biggest ones I hear 👇

💰 1. “I Need 20% Down to Buy a House”

This one refuses to die.

Depending on your situation, there are loan programs that may allow:

👉 0% down

👉 3% down

👉 3.5% down

That doesn’t mean putting less money down is always the smartest option—but 20% absolutely isn’t the requirement many buyers think it is.

📉 2. “I Should Wait Until Rates Drop”

Sounds logical.

But there’s another side nobody talks about.

If rates fall enough to bring a bunch of buyers back into the market at once, you could suddenly have:

👉 More competition

👉 Less negotiating power

👉 Multiple-offer situations

👉 Upward pressure on prices

A lower rate doesn't automatically mean you'll get a better deal.

Not necessarily.

Depending on the property and current market conditions, there may be room to negotiate more than just price.

That could include:

👉 Seller concessions

👉 Rate-buydown assistance

Sometimes the terms of the deal are just as valuable as getting a lower purchase price.
