Drive around Jonesboro, Paragould, or pretty much anywhere in Northeast Arkansas right now and you've probably noticed it:

Some of those “For Sale” signs have been sitting there for a WHILE.

A few years ago, it felt like you could put a home on the market Friday and have offers by Monday.

So… what changed?

It would be easy to say “the market is bad.”

But that's not really the whole story.

Here's what's actually happening 👇

👀 1. Buyers Have Become MUCH More Selective

Buyers are still buying.

But they're not rushing into every house that hits the market anymore.

When buyers have more options and affordability matters more, they start comparing everything:

👉 Condition

👉 Location

👉 Updates

👉 Monthly payment

A home doesn't just have to be available anymore.

It has to compete.

💰 2. Some Sellers Are Still Pricing for Yesterday's Market

This is probably one of the biggest reasons homes sit.

Some homeowners remember what their neighbor sold for a few years ago and naturally think:

“Mine should bring at least that.”

But buyers don't care what the market was worth two years ago.

They're comparing your home against everything they can buy today.

And if another property offers more value for the same money?

That's usually where they go.

📅 3. Days on Market Creates Its Own Problem

Here's where things get interesting.

A home sits for 30 days…

Then 60…

Then 90…

And buyers start asking:

“What's wrong with it?”

Sometimes the answer is literally nothing.

But once that perception sets in, buyers may start expecting a discount or negotiating more aggressively.

That's why the way you launch a home matters so much.

A home sitting on the market doesn't automatically mean Northeast Arkansas real estate is crashing.

Usually, there are several smaller factors working together:

Pricing.

Presentation.

Marketing.

Affordability.

Buyer psychology.

And that's why you'll sometimes see two very similar homes in the same area have completely different results.
