Should You Wait to Sell Your Home? Here's What I'd Do

I hear some version of this question all the time:

“Should I sell now… or would I be better off waiting?”

And I understand why homeowners hesitate.

Maybe you're waiting for rates to come down.

Maybe you're hoping your home will be worth more next year.

Or maybe you're thinking, “I'll just wait until the market gets better.”

But if it were my house and my money, here's what I'd be thinking about 👇

💰 1. I Wouldn't Make the Decision Based on Price Alone

It's easy to look at your home's estimated value and think:

“If I wait another year, maybe I'll make another $20,000.”

Maybe.

But what happens to the house you're buying next?

If your current home appreciates, there's a good chance other homes around Northeast Arkansas could appreciate too.

Sometimes waiting to make an extra $10,000 on one side simply means paying another $10,000 on the other.

📉 2. I Wouldn't Try to Predict Interest Rates

This is where a lot of homeowners get stuck.

“I'll sell when rates come down.”

But if rates drop enough to bring more buyers into the market, that can also increase competition for the next home you're trying to buy.

There's always a tradeoff.

I'd rather make my decision based on what works financially today than gamble on predicting what the market might do six months from now.

🏡 3. I'd Ask Why I Want to Move in the First Place

This might be the most important question.

Do you need:

👉 More space?

👉 Less maintenance?

👉 A different location?

👉 More land?

👉 A smaller payment?

👉 Something that fits your family better?

Real estate is an investment—but your home is also where you live your life.

If your current home no longer works for you, waiting another year simply because you're trying to perfectly time the market may not be worth it.

🧐 Why This Matters

There ARE situations where I'd tell someone to wait.

And there are situations where I'd say waiting probably doesn't make much sense.

That's why I don't believe in telling every homeowner:

“NOW IS THE BEST TIME TO SELL!”

It depends on your equity, your next move, your finances, and most importantly—why you're considering selling in the first place.
