If you’re buying a home, touring houses is supposed to be the fun part.

But there’s a mistake I see buyers make all the time:

They start touring homes before they really know what they’re looking for.

Then 10 houses turns into 20…

Everything starts blending together…

And suddenly they’re more confused than when they started.

Before you schedule another showing, here are three things I want you to think about 👇

💰 1. Know Your REAL Monthly Payment

Being approved for $350,000 doesn't necessarily mean you should buy a $350,000 house.

Before we ever start touring, I want my buyers to understand:

👉 Principal & interest

👉 Property taxes

👉 Homeowners insurance

👉 HOA fees, if applicable

👉 Maintenance and other ownership costs

There's a big difference between what you're approved for and what you're actually comfortable paying every month.

🏡 2. Separate Your "Needs" From Your "Wants"

Four bedrooms might be a need.

A giant kitchen island might be a want.

A certain commute might be non-negotiable.

Granite countertops probably aren't.

Before touring, I encourage buyers to figure out their 3–5 true non-negotiables.

Otherwise, it's incredibly easy to fall in love with a beautiful house that doesn't actually fit your life.

🚩 3. Don't Let the Pretty Stuff Distract You

Fresh paint.

Beautiful furniture.

Trendy finishes.

Those things sell houses—but they're also relatively easy to change.

I'm much more interested in things like:

👉 Location

👉 Layout

👉 Condition

👉 Major systems

👉 Resale potential

You can change countertops.

You can't move the house.

🧐 Why This Matters

Touring more houses doesn't necessarily make buying easier.

Sometimes it makes it harder.

The goal isn't to see every house in Northeast Arkansas.

It's to understand exactly what you're looking for so that when the right house comes along, you recognize it—and you're confident enough to act.
