Getting Showings But No Offers? Here's Why 👀

by Tālon Kieffner

Hey, it’s Tālon —

Your house is listed.

People are scheduling showings.

Buyers are walking through the door…

But nobody is making an offer.

After a few weeks, it gets frustrating.

And eventually sellers start wondering:

“What is WRONG with my house?”

Usually, buyers are already telling you.

They're just not saying it directly.

Here's what I mean 👇

👀 1. Showings Without Offers ARE Feedback

If nobody is scheduling showings at all, we probably have one type of problem.

But if buyers are consistently coming through the house and then choosing something else?

That's telling us something completely different.

They're interested enough to see it…

But once they're inside, something isn't matching their expectations.

That could be the condition.

The layout.

The presentation.

Or what they're getting for the price.

💰 2. Buyers Are Comparing Your Home to Everything Else

Buyers don't walk through your house in a vacuum.

They may see yours at 2:00…

Another one at 2:30…

And another at 3:15.

Then they sit in the car afterward and compare them. 😂

“House #2 had the updated kitchen.”

“House #3 had the bigger backyard.”

“For another $10,000, we could get THAT one…”

Your home doesn't necessarily have to be perfect.

But it does have to compete.

🏡 3. Sometimes the Problem Isn't the House

This is important.

You might have a GREAT house.

But if buyers consistently feel like they can get more somewhere else for the same money…

They're going somewhere else.

That's why simply saying:

“But my house is worth this much to me…”

doesn't change what buyers are willing to pay.

The market ultimately compares your home to the alternatives.

🧐 Why This Matters

Here's something I tell sellers:

Don't panic over one showing. Look for patterns.

One buyer hates the paint?

Who cares.

One buyer thinks the bedrooms are too small?

Probably nothing we can do about that.

But if 10 buyers walk through your house and none of them want to write an offer…

Now we have information worth paying attention to.

And the solution isn't always immediately dropping the price.

First, I'd want to figure out why they're walking away.

▶️ So… Why Isn't Your House Selling?

That's exactly what I break down in the full video:

Why Is My House Not Selling? Why Buyers Keep Walking Away

I cover:

👉 What showings without offers actually tell us

👉 How buyers compare homes

👉 Pricing vs. presentation

👉 The feedback sellers should actually pay attention to

👉 When I'd consider making a change

👉 And what I'd do if my own home was getting showings but wasn't selling

P.S. If you've had 10 showings and zero offers, I wouldn't keep doing the exact same thing and hope buyer #11 magically feels differently.

Something is keeping buyers from saying yes.

The goal is figuring out what that something is.

If your home is currently listed and isn't selling—or you're worried about this happening when you list—reply “WHY” and I'll tell you what I'd look at first.
