Every time I mention that some buyers are purchasing homes with 0% down, I usually get the same reaction:

"Okay... what's the catch?"

And honestly?

That's a fair question.

Because when something sounds too good to be true, it usually is.

But in Northeast Arkansas, there are legitimate programs that allow qualified buyers to purchase a home with little to no money down.

The key is understanding how they actually work.

When people hear "0% down," they often assume there's only one type of loan.

In reality, buyers may qualify for programs such as:

👉 USDA loans
👉 Down payment assistance programs
👉 Certain conventional loan options
👉 Local lender-specific programs

Each has different income limits, property requirements, and qualification guidelines.

That's why it's important to know which programs fit your situation—not your neighbor's.

This is where many buyers get confused.

A 0% down payment means you're not bringing a down payment to closing.

But there can still be:

The good news?

Most people assume they need years to save before buying a home.

Meanwhile, many of the buyers I work with discover they qualified much sooner than they thought.

It's finding out they could have purchased a home months—or even years—earlier.
